Walking to all schools plus West Hartford Center


Even before the arrival of Blue Back Square, the Duffy Neighborhood was known for its convenience. Children in most of the homes here could walk to Duffy Elementary, Sedgwick Middle School & Conard High School. On the eastern edge of this neighborhood were the 100+ shops of West Hartford Center, located on Lasalle Road, Farmington Avenue & South Main Street. The main branch of the town library, the 06107 post office and the town hall were nearby. To the west, the town's indoor pool (Cornerstone- Home of the West Hartford Waves swim team) and the town Veterans Memorial Ice Skating Rink  were great recreational assets, with the extensive MDC Reservoir Park system just a bit further to the northwest.

Just like Henry Ford allowed customers to order any color car they wanted, as long as it was black--Duffy families can live in any style house they would like, as long as it is a colonial. In 2009, there were 65 closed sales of single-family houses. 54 of these (83%) were colonials (plus 5 capes, 3 ranches, 1 tudor, 1 split and 1 contemporary). The year of contruction for these homes varied from 1908 to 2009 with the median year built at 1942. Interior square footage ranged from 1,272 to 4,008, with the median at 1,982.

Prices paid in 2009 started at $235,000 for 208 Ridgewood Road, with the high price for the year at $622,123 for 100 High Farms. The median price paid was $379,900 for 21 Ridgebrook Road. This 1,624 sf, 3-bedroom, 1 1/2 bath home has a 2-car detached garage, a new kitchen with stainless & granite surfaces, an enclosed porch and central air conditioning. It was constructed in 1939. Marketing time was relatively short in this district, with median days-on-market at 32 (32 houses sold in less than 30 days)!

Looking back to 2008, the median price paid was exactly the same. That year, 12 Paxton Road sold for $379,900 with a 1-car attached garage, new roof & windows, a granite-countered kitchen and central air conditioning. This 1,691 sf, 3-bedroom, 1 1/2 bath home had a finished lower level and was build in 1940.

For 2008, the range of prices paid began at $230,000 for a home on Foxridge and extended to $770,000 for a home on Manor Way. Median square footage was 1,989 and median days-on-market was 29!
